SIZE: fit like a small but see measurements. The waist sits slightly below natural waist so take that into account.
CONDITION: very good. Light wear to the fabric in the upper inner thigh from friction is my guess

Fair: Needs considerable repair or cleaning.

As is: Considerably Damaged may or may not be able to wear/salvage. Can be used for parts or study.
