Book is 781 pages with index.  Cover is looking a bit rough, but still in tact.  Binding is still fine, no pages are removed or ripped out.  The binding is pulling away from the cover, but right now it's all still complete.  The book is readable, and I think in decent shape given it's age.  It was signed on the very front page by the person who purchased it, with the date 1876 (assume the year they bought it).

Price of similar book on Abe Books is over $300.
