The condition is 7/10 (very good) based on corner & edge & paper wear, and any other imperfections from its age like how it had been saved for over 15-25 years. It is an original and being a promo flat was one that was not sold in stores and acquired from radio or record distributors in those days. There are 2 rulers shown for measurements in inches.
