Very good condition.  There is discoloration along the edges of the matting.  It measures 8 1/2" x 5 1/2".  The message on the art reads "Many years ago there was a house on First Street.  It was a regular normal little house with a backyard and a front yard, a Studebaker in the driveway and a BBQ pit...".  The hand written message reads" The little house on First Street with a Studebaker in the drive",  Miriam Hirsch (b. 1949) is a water color artist living in New Orleans.  See photos.
