The pages are in good condition.  Some pencil writing and marks are found within the first 80 pages. The inside cover has discoloration. Some notes and an envelope were left inside by a previous owner and are included with the book.  The hardcover is wrapped in a brown cloth.  The black lettering on the spine has faded. The cover has wear and discoloration. See photos for conditons.
