COMPS - I take a rough average of the last 5-10 sales, skewing more towards the mode.

EX: Joe Random /199 auto last 5 sales = 5, 7, 19, 8, 7....I will not call that a $19 comp! The comp in that case would probably be $7. I AM BUYER FRIENDLY ABOVE ALL ELSE!
