Both title and signature are written in pencil.

In original period frame.  

Frame measures 16-1/2 x 10-1/2   Photo measures 9-1/2 x 4-1/2.

There is either dirt behind the glass on matting or some kind of light foxing on matting.

Photo seems to be fine.
