I am not a professional book restorer or antiquarian expert. This book has not been professionally cleaned or rebound, and is sold "as is".  The  book has staining on edges and some wear/damage on cloth covers.  Spine part of cover a bit loose. No tears or smells.  All pages are included, bindings intact, inside pages yellowed with minor staining throughout but generally clean and certainly readable.  No signatures, highlighting, underlining, notes or other markings.
