Antique oil or perhaps guache painting.  There is a signature in pencil on the board that I cannot make out.  A bit of damage on the frame with the original label from Stockton CA.  Nicely done of lake and house or barn no sure.  Size is 11" x 7" framed and 8 1/2" x 4 1/2" for artwork. Please let me know if you recognize the artist.
