The document has some wrinkling from age and storage, some wear to the gold foil seal, and the portions written on in pen have begun to fade from age.  The frame has some wear - some spots, scratches, edge and corner wear, paint loss, etc, especially at the high points.  The butcher paper backing has worn away, and the cardboard backing has begun to degrade/bulge out.  Please see photos for details.  18.5" by 16.5" including the frame.
