You will have to be the ultimate judge of the condition of this particular coin. To help you judge, I take a lot of detailed pictures and have my husband take the videos. This is, in my humble opinion, this particular coin is in between  a "choice BU"  and a "gem BU" coin. Most dealers would likely sell this coin as a gem BU coin. This coin has a VERY STRONG STRIKE, note the hair above her ear on the obverse and the solid "V" feathers stand out clear on the eagle breast on the reverse.  Whether it is a choice BU or a gem BU is in the eye of the beholder. To get a better feel for my eye, perhaps look at the other auctions of my coins before making a purchase. To be able to buy this rare a year/mint mark combo Morgan dollar that is in mint condition that's 145 years old at this price point (with spot Silver trading above $94/oz currently!) is an REALLY good bargain.
