Once delivered to a pre-prepared level site the single wing 20 footers will need a couple of people to use the provided winch to lower the floor then expand the wing, but then all that's needed for any of these buildings are connections to water, sewer and power. Full instructions are supplied with each building. This will not take long even for inexperienced people and then will only need furniture to be completely livable.

Doors and Windows
All our doors and windows are made of the highest-quality material, Broken Bridge aluminum, which improves thermal and sound insulation by 50 times.
① The house is equipped with double-glazed insulating glass for enhanced thermal insulation.
② This material effectively prevents drafts, poor insulation, and sound insulation during use.
The windows have drainage holes at the bottom to prevent rain from entering the house.
③ Each window is equipped with a mosquito screen, effectively preventing mosquitoes from entering the house when the windows are opened for ventilation in the summer.

Wall Panel Thickness
Our exterior wall panels and roofs are constructed from 75mm thick, fire-retardant EPS material. Thicker wall panels not only improve thermal insulation but also provide greater support and stability for the building.
Flat Bottom Design: We have upgraded the design to have a flush bottom frame, with all floors the same height.
Interior height. For spaciousness our internal ceiling height is 2.4m, unlike most similar homes which are only about 2.2m.
If the land is flat and firm, our houses can be placed directly on the ground.
If the soil is unhardened, a concrete foundation or concrete foundation blocks can be used to secure the house in place. We use concrete sleepers.
Flooring:
Our house floor uses 20mm reinforced MGO board: it has good fire resistance, corrosion resistance, high compressive strength, environmental protection, mildew resistance, and insect and ant resistance.
PURCHASING
There is 1 method of purchasing because of Ebay rules.
1. Single payment.
On agreement of the final price at order time, send us an acceptance message. We will then send you an invoice covering everything and you pay that invoice.
We did have a 50% deposit then 50% when the home is ready for transport method but unfortunately Ebay has banned that system on here. However, if you prefer that method there are websites such as smallhomes.online that can help you. We recommend you look at all possibilities on there.
Once a home has been ordered, generally the time for construction will be around 8 weeks, then the home will be shipped to an appropriate port, approx 4 weeks in ports and on the water.
We deliver from China to your nearest main port on the mainland for free. However, because Australia is so huge the local delivery portion can vary significantly depending on the port and your delivery location, so we are unable to include that cost in the listing. This local delivery portion cost will have to be discussed at order time and agreed to. Unless you are familiar with trucks and wish to do this task yourself. Also, when the container arrives, and depending on what decision is made concerning the transport, a forklift might be needed to pull the home out, and a crane might be needed to lift it to your house site. Then if the delivery container was used it will need to be returned to the port.
These homes generally will not need any internal plumbing or wiring. It will already done to Australian standards. However external site plumbing and wiring will have to be provided by the purchaser. Also, no furniture, oven or fridge are provided and will need to be chosen as desired once the home is on site and ready for occupation. If alterations to the basic design are required by the purchaser for particular needs, (for example cupboards modified to suit planned fridge or oven size, or extra doorways/rooms ordered) they can be discussed with the manufacturer at order time.

If you desire any alterations or additions to this list, then this must be discussed at order time, and the final price will be adjusted to suit. We have engineers that could help with any design changes.

The pictures are often of previous special orders and may not be exactly what the quoted price allows for, so it is best to spend some time to tell us exactly what you want. We can avoid making mistakes and will be able to fulfil your dreams exactly. Remember, because of the huge transport issues and the fact that each home can be constructed to the needs of each purchaser, there can be no refunds, so do not rush your decisions. And we have very little information concerning local councils. Each have their own rules and procedures, so we advise obtaining any required permissions prior to purchase.
