This A/C cover is made of synthetic mesh, so it will protect your external unit all fall and winter, while allowing it to breathe to avoid moisture accumulation and rust (unlike many that are vinyl or denim covers--I would not recommend one of those). It is a little dirty at the bottom from ground contact, but not stained, and the dirt would likely hose off. No rips. 36"x36" LxW, and 35" high. Please note that the photo was taken with the cover over a kettle grill, so it looks a little funky-shaped, and not crisp and tight like it would be over the A/C unit. Thanks for looking.
