This is a Water Color Painting of Adobe Buildings By S Mack. It is 17" x 14" framed. The frame is wooden and shows a bit of wear. The frame is also made to appear stressed, so I suppose the added wear fits in. The painting is 10" x 7" and matted into the frame which is covered with glass. The art appears to have slightly moved under the matte. You can see a bit of white edge of painting next to the matte in a few areas of the print. This could easily be re-centered by removing the back. Happy hanging!
