I'm not a comic book grader.  This copy of Dr. Fate Annual #1 by DC Comics  1989, Kent Williams, is in very good condition.  There are no rips, tears, or creases.  The corners of the books are sharp and crisp.  The staples are firmly in place.   The interior of the book are bright and colorful as shown in the photo above.
