I don't have the assembly directions for this - you'll have to find them online (there's actually a chance that the insructions are sewn into the storage bag - I can't remember). I didn't feel like putting it together by myself, so unfortunately you'll have to find sample already-assembled images online to see what it looks like. LL Bean DOES still sell this model, so finding instructions shouldn't be hard.
Although the fabric and mesh all appear to be in relatively good condition, the backside of the fabric DOES have a VERY slightly sticky "feel" to it. It isn't deteriorating or flaking or anything, but I'm just being honest. No holes anywhere or ripped seams.
THE OPTIONAL RAIN FLY AND "FLOOR" FOR THIS HOUSE ARE NOT INCLUDED. You might be able to purchase them separately from LL Bean directly (but not sure).
