We are pleased to offer these house design plans and elevations. Special attention has been paid to the size of the bedrooms and closets, space for furniture, and how to maximize the comfort of family members.

These plans and drawn elevations have been saved in .jpeg and .pdf formats, compatible with most drawing programs. You will be able to enlarge or reduce the size of any room, change the location, size, and direction of the doors and windows, and even place furniture in the rooms. Basically, this design format gives you a way to decide what works for you before getting the professionals involved – which will save you a small fortune.

The structural dimensions and calculations are standard to the building industry. The windows and doors are standard sizes so no need for special orders. Another area that is specified with standard sizes is the kitchen and vanity cabinets. Space has also been provided for fitting the cabinets as walls are rarely square. Therefore, any architect or structural engineer should be thrilled to have this format presented when you are ready to build.

HOT COTTAGE – 960 sq. ft.:   The Living Room has room for two sofas and/or loveseats with consideration for spacing them in front of the windows.

The Kitchen design includes a large countertop for food preparation and seating for gatherings. The empty wall space beside the walk-in closet is more than adequate for a buffet or china cabinet. This space can also be used for base, wall and/or pantry cabinets.

The Bedroom is large enough for a king size bed, night tables and dresser. The windows are placed to work best for bedroom furniture. It has a walk-in Closet and a walk through Closet which can accommodate wall cabinets or shelves opposite the hanging area for inside storage. This Closet gives access to the Laundry Room.

The Laundry Room can accommodate a standard washer and dryer; however, a stacked unit will give you space for a clothes folding or craft table with wall cabinets or shelves above.

The Bathroom is spacious with access to the Laundry for convenience. There is room for a double vanity with extra space for a decorative shelf or cabinet.

Also, this design has a unique front porch with plenty of space for a table and chairs to enjoy dining during warm weather. Finally, the extra deep carport has room for toys, bikes, a boat and two cars.
