Web of Spider-Man Annual 1986 #2 Comic Book.  This is in a plastic sleeve with cardboard backing.  It is in very nice condition with no torn pages, however the binder and the sides appear to have some worn spots from reading and age.

I am not an expert on comic books, all I can tell you is what I see and there are no torn pages.  

All comic books come from an estate where it appears the owner took care of them.
