WHY TWO STOREYS

A two storey tiny home gives you double the floor area on the same patch of ground. If your plot is tight, or you want the bedrooms separated from the living space the way a normal house does it, stacking is the answer. Ground floor takes the kitchen, living area and wet room. Upstairs takes the bedrooms. Internal staircase, full standing height on both levels.

It also looks like a house rather than a box, which matters if you're letting it out or putting it in a garden that neighbours can see.

PLANNING PERMISSION FOR A TWO STOREY TINY HOME

This one needs saying plainly. Single storey garden buildings often fall under permitted development. Two storey structures almost never do. If you're siting a two storey unit in a garden, or using any unit as a permanent dwelling or a rental let, you should assume you need planning permission and building regulations approval.

QUESTIONS BUYERS ASK

Is a two storey container home warm upstairs?
Yes. Roof, walls and floor are all insulated and the envelope is vapour controlled, so you don't get the cold steel condensation people associate with bare containers. Heat rises, so upstairs generally runs warmer than down.

What's the ceiling height on each floor?
Full standing height on both levels. High cube modules are available if you want extra headroom upstairs — ask when you enquire.

Can it be moved later?
Yes. The modules unstack and go back on a lorry. That's the main advantage over anything built on foundations.

Can I live in it full time?
On land with residential consent, yes. In a garden, you'll need permission first. Talk to your council before ordering.

Can I run it off grid?
Solar array, battery bank, water tank and composting or macerator WC can all be specified. Tell us the site and we'll size the system.

Can I change the layout?
Every unit is made to order. Move windows, add a partition, add a second bathroom, spec French doors. Send a sketch.
